Terms and Conditions

1. Agreement
By creating an account or using VillaDemand (“the Service”), you agree to these Terms and Conditions (“Terms”). If you do not agree, do not use the Service. The Service is owned and operated by Owens Enterprises LLC, a registered Wyoming single-member limited liability company. Owens Enterprises LLC operates under the VillaDemand brand at villademand.com. References to “VillaDemand,” “we,” “our,” and “us” throughout these Terms refer to Owens Enterprises LLC.
2. The Service
VillaDemand provides short-term rental hosts with data analysis, AI-generated insights, pricing recommendations, and content optimisation tools to help improve their Airbnb listings. The Service is provided on a subscription basis.
3. Eligibility
You must be at least 18 years old and have the legal capacity to enter into a binding agreement to use the Service. By using the Service, you represent that you meet these requirements.
4. Accounts
You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. Notify us immediately at hello@villademand.com if you suspect unauthorised access. One account per person. You may not share accounts or transfer your account to another person.
5. Subscriptions and Billing
Plans: The Service is offered on Starter, Growth, and Pro subscription plans billed per property per month or per year. Current pricing is displayed at villademand.com/pricing.
Trial: New accounts receive a 14-day free trial. A valid payment method is required at signup. You will not be charged until the trial ends. Only one trial per user.
Billing: Subscriptions are billed in advance on a monthly or annual cycle. Annual subscriptions receive a 10% discount and are billed as a single payment.
Automatic renewal: Subscriptions renew automatically unless cancelled before the renewal date.
Cancellation: You may cancel at any time from your billing settings. Cancellation takes effect at the end of the current billing period. No refunds are issued for partial periods.
Changes: We reserve the right to change pricing with 30 days notice. If you do not agree to a price change, you may cancel before it takes effect.
Failed payments: If a payment fails, we will notify you by email. Access to the Service may be suspended if payment is not resolved within a reasonable period.
6. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose
- Attempt to reverse engineer, scrape, or copy any part of the Service
- Use the Service to harm, harass, or deceive others
- Circumvent any access controls or usage limits
- Submit false or misleading information
We reserve the right to suspend or terminate accounts that violate these terms without refund.
7. Your Content and Data
You retain ownership of any listing URLs, data, or content you submit to the Service. By submitting content, you grant us a limited licence to process it for the purpose of delivering the Service to you. You are responsible for ensuring you have the right to submit any content or data you provide.
8. Third-Party Platform Data
The Service retrieves and analyses publicly available data from third-party platforms including Airbnb based on listing URLs you provide. We are not affiliated with Airbnb or any other third-party platform. We make no warranty that data retrieved from third-party platforms will be accurate, complete, or uninterrupted. You are responsible for ensuring your use of the Service complies with the terms of any third-party platforms associated with your listings.
9. AI-Generated Content
The Service uses artificial intelligence to generate pricing recommendations, content suggestions, and insights. These are provided for informational purposes only. We make no guarantee that following any AI-generated recommendation will result in increased bookings or revenue. You are solely responsible for any decisions you make based on information provided by the Service.
10. Intellectual Property
All software, design, trademarks, and content comprising the VillaDemand platform are owned by Owens Enterprises LLC or its licensors. Nothing in these Terms grants you any rights in the platform beyond what is needed to use the Service.
11. Disclaimers
The Service is provided “as is” and “as available.” We make no warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, or uninterrupted availability. We do not guarantee any specific outcome — including increased bookings, revenue, or occupancy — as a result of using the Service.
12. Limitation of Liability
To the maximum extent permitted by law, Owens Enterprises LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including lost profits or data, arising out of or in connection with your use of the Service. Our total liability to you for any claim arising under these Terms shall not exceed the amount you paid us in the 12 months preceding the claim.
13. Indemnification
You agree to indemnify and hold harmless Owens Enterprises LLC, its members, officers, and agents from any claims, damages, or expenses (including legal fees) arising from your use of the Service or your violation of these Terms.
14. Termination
We may suspend or terminate your access to the Service at any time for violation of these Terms, non-payment, or any other reason at our discretion, with or without notice. You may terminate your account at any time from your account settings. Upon termination, your right to use the Service ends immediately. We will delete your data in accordance with our Privacy Policy.
15. Governing Law
These Terms are governed by the laws of the State of Wyoming, USA, without regard to conflict of law principles. Any disputes shall be resolved in the courts of Wyoming.
16. Changes to These Terms
We may update these Terms at any time. Material changes will be communicated by email or in-app notice at least 14 days before taking effect. Continued use of the Service after changes take effect constitutes acceptance.
